How can Zhitny change and what do Kyiv residents think about it?
On February 25, in Zhytne, as part of a public discussion, the investment company Inzhur presented a market revival project to Kyiv residents. More than 400 Kyiv residents came to the event.
The renovated Zhytniy is a modern farmers market with Ukrainian products and a cultural center.
The main goal of Inzhur, which was announced at the presentation, is to transform the Rye Market into a cultural and gastronomic center of the city, preserving its architectural authenticity and main function.
“A modern market is a point of attraction for townspeople and tourists. That's what Zhytny should be. It's made by the people who work here,” said Andriy Zhurzhiy, the project's ideological inspirer, founder and CEO of Inzhur. “We want to preserve and strengthen this – to create a place for the development of Ukrainian farmers and entrepreneurs, because they are an integral part of Zhytny.”
After the presentation of the concept, Deputy Head of the Kyiv City State Administration, Valentyn Mondryivskyi, spoke. He emphasized that the city authorities, business, and the public have a common goal – to preserve the Zhytniy Rynok.
“There are different opinions and ideas on how to do this. But they need to be implemented in collaboration with business and an active public,” said Valentyn Mondryivskyi. “The functions and appearance of Zhytny must be preserved. For our part, we will take into account all the previous mistakes with the market's operating system to give Zhytny a new life. It can really become what we imagine it to be. Together, we will do it.”
One of the main questions that worried Kyiv residents was what safeguards are in place to prevent the market from being misused, lest it repeat the fate of Sinny and another residential complex appear in its place. What are the guarantees that this will not happen?
“In my opinion, investments in Zhytna can be a guarantee,” Andriy Zhurzhiy answered. “When a person invests their money in rebuilding the market, they do it not to lose it, but to really rebuild Zhytna. When we say that 2,800 people have joined the Inzhur Zhytna fund, it means that these people have shown their intentions to revive the market and will be consistent in this.”
The concept for the renewal of Zhytny was prepared by Colliers, an international consulting agency specializing in commercial real estate, and AVR Development, a leading Ukrainian architectural and engineering bureau. Inzhur invested 100 thousand euros in the development of the Zhytny project.
The event presented the business model of Zhytny, the interior design, the reorganization of the external space, and the new zoning of the floors – the classic market and the fairground will be located on the second floor and in the courtyard.
The interior of the new Zhitny is a combination of modern decoration with a craft atmosphere. Lighting is also an important element of the project – thematic video projections for each event will be broadcast on the ceiling.
The architectural project was developed by AVR Development CEO Yulian Chaplinskyi, an architect, urban planner, former head of the architecture department of the Lviv City Council, and former deputy minister of community and territorial development. He emphasized that the project involves major renovation while preserving architectural and planning solutions and improving market accessibility.
“We adhere to high standards,” said the architect. “Inclusivity, structural and engineering safety – all of this will be checked by expert committees before the new market goes into operation.”
As Yulian Chaplinsky said, the space around the market will also be made more convenient for Kyiv residents. There will be a bus stop on Verkhniy Val Street, and bike paths will appear. Where there is currently random parking, a pedestrian zone with seating will be created. Inclusive entrances with elevators for people with limited mobility will also be added.
“I insist that the uniqueness of the market's modernist architecture should not only be preserved, but also emphasized,” added Julian Chaplinsky.
According to calculations, after the reconstruction, 5-10 thousand people will visit Zhytny daily. Andriy Zhurzhiy added that at least 700 million UAH of investment is required to rebuild Zhytny.
“The chance to save Zhytny is to hold a transparent auction to find an owner who is ready to invest in restoring the market. I am convinced that it should become the property of the people of Kyiv. They are ready to fight for the future of Zhytny and revive the city together.”
Inzhur is the first Ukrainian REIT company that has brought together more than 15,000 people to jointly invest in large profitable real estate in the country. Co-owners receive income from rental payments and growth in the capitalization of objects. Inzhur manages over UAH 2.6 billion in assets, and the total income of all co-owners of funds has already reached UAH 728.8 million.
