Ukrainians can freely dispose of their real estate, including land plots. For example, land can be re-registered.

How are land plots rewritten and is a notary needed?

To do this, technical documentation should be prepared, as reported by Free Legal Aid.

These may include:

  • state act of ownership of the land plot;
  • certificate of ownership;
  • certificate of inheritance;
  • a court decision that has entered into legal force regarding the acquisition or change of ownership of a land plot;
  • extract from the State Register of Real Rights to Real Property;
  • purchase and sale agreement;
  • donation agreement;
  • other civil law agreements regarding the alienation of a land plot.

The agroapp website states that re-registration to a third party occurs in the following three cases:

  1. sale of this property;
  2. transfer of a land plot to someone as a gift;
  3. inheritance.

At the same time, all these actions can be carried out in wartime. Currently, the only prohibition is on the free transfer of state and municipal land into private ownership.

Please note! Re-issuance of documents takes up to 5 business days.

In particular, for land registration, you need to find out whether the land plot has a cadastral number. Next, you need to choose a notary who will certify the contract.

The next step is to agree on the purchase price, as well as the distribution of costs for notary services and taxation when concluding the contract.

After that, it is necessary to check the land plot by cadastral number in the Unified State Register of Court Decisions.

Important! The last step is to contact a notary to conclude an agreement. Without it, it is impossible to re-register the ownership of the land.

What should you know about the cadastral number?

  • The land plot cadastral number is a unique combination of numbers and characters that is assigned to a land plot during its registration. This number is retained by the plot throughout its existence.

  • The cost of assigning a number depends on many factors. But usually the price ranges from several thousand hryvnias to 30 thousand hryvnias.
