The price of land may increase in 2026. Currently, it is traditionally most expensive to buy a share in the Zakarpattia, Ivano-Frankivsk, Lviv, and Ternopil regions. And the lowest prices are recorded in the frontline regions.
How much does a hectare of land cost in Ukraine?
The most expensive prices for agricultural land are in the western regions of the country, with Ivano-Frankivsk region leading the way with a price of 165 thousand hryvnias per hectare, according to the Ministry of Economy, Environment and Agriculture.
In addition, the price of land in Ternopil region is not inferior (up to 126 thousand hryvnias per hectare), as well as land in Lviv and Vinnytsia regions – over 80 – 100 thousand per hectare.
However, in Kherson, Mykolaiv, and Zaporizhia regions, the price varies only in the range of 35 to 38 thousand per hectare.

The third most expensive region is Ivano-Frankivsk region – 164,902 hryvnia per hectare. And the least buyers will pay for a hectare in Kherson region – only 31,480 hryvnia per hectare.
How much will a share cost in 2026?
As Volodymyr Nagorny, an expert on land use relations and founder of the Volodar land agency, told AgroPolit.com, the price of land is expected to increase by 10% this year.
In particular, Nagorny recalled that at the beginning of 2025, the average price per hectare was $2,300, and at the end of 2025, it was $2,600.
It is predicted that 2026 will differ from 2025 in that the number of secondary transactions will increase. Due to security risks in the country, investors may start to exit investments. Given the current price, the exit could be quite successful – even with a doubling of the invested amount.
