Free plot of land – who can get it?

Absolutely every Ukrainian has the right to receive a plot of land for their needs free of charge. You can choose land throughout the territory of Ukraine, regardless of the place of registration of the person.

How to get a free plot of land in Ukraine?

All important nuances are provided for in Article 121 of the Land Code of Ukraine.

But there are currently certain restrictions. For the duration of martial law, the following is prohibited:

  • free transfer of state and municipal land into private ownership;
  • granting permits for the development of land management documentation for the purpose of such transfer;
  • development of such documentation.

You can get land after martial law is over. This is stated on the website “Bachinsky and Partners”, where they published a detailed list of actions:

  1. To begin, you should find a vacant land plot on the “Public Cadastral Map” (this information is temporarily unavailable, as is the service itself).
  2. The next step is to submit an application for the transfer of ownership of the land plot to the relevant authority. The application must indicate the intended purpose of the land plot, its approximate dimensions, and attach materials indicating the desired location of the plot.
  3. Once permission to develop a project is granted, you should contact the land management organization to develop such a project.
  4. Next, you need to contact the same executive body to make a decision on approving the project.

Please note! Under certain circumstances, Ukrainians may be denied a plot of land. Often the reason for the denial is that the permit for the development of the project has already been granted to another person. Or the land is already in the process of being registered by another person.

What else should you know about the land market in Ukraine?

  • The price of assigning a cadastral number during state registration of a land plot depends on the area of the plot, region, etc. In the most common cases, this cost will be 2-30 thousand hryvnias.
  • At the same time, every adult Ukrainian can privatize up to 2.28 hectares of land for free, but only after martial law ends.
