To build something on your own land, you need a permit. However, objects that do not require a foundation can be built without unnecessary paperwork.
What objects can be built on your plot without permission?
The Cabinet of Ministers' resolution states which construction projects do not require state approval.
Having private land does not mean having the right to build certain objects there. According to the law, in order to erect a structure on a plot of land, you must first obtain a permit and only then draw up construction documents.
The exception is if it is a temporary object. On your own land, it is allowed to install:
- canopies, gazebos, tents and covers;
- stairs and overpasses;
- summer showers, swimming pools;
- greenhouses and garages (without foundation construction);
- wells and wells;
- back-up toilets, latrine and cesspools;
- paving, fences, gates, wickets and pits;
- cellars and their entrances;
- terraces and porches.
Please note! If the object you plan to build will have a foundation, it must be drawn up and a construction passport must be obtained.
What works on your own property do not require a permit?
You can build a fence without approval from the relevant authorities, but you must comply with building codes.
In particular, as reported by the Department of Legal Support of the DMR, demolition or dismantling can be carried out without documents, provided that this concerns structures destroyed by emergency situations or military actions.
At the same time, you can connect to electricity, gas, and water supply services and replace the roof, windows, and balcony blocks yourself. The main thing is that such work does not involve interference with load-bearing structures. Otherwise, you will still have to apply for permission.
