When buying a plot of land, it is worth paying attention to the details so as not to be left with land only “on paper”. It is important to check information about the owner and the plot of land you are going to purchase.

How to check land ownership?

We can learn about where to find the land owner and information about the privatization of the plot from the electronic portal of the State Geocadastre.

Most often, it is necessary to know all the information about the land or the owner of the plot during the purchase and sale. So, first of all, it is worth finding out whether the land has a cadastral number.

This can be done quite simply, through the online service – “Public Cadastral Map”. The advantages of this map are that you can immediately find out the type of ownership, the area of the plot and its intended purpose.

Important! If you know the land owner from whom you will be purchasing land, but want to check the documents, you can contact them directly about this. The owner is required to provide information.

If the plot does not have a cadastral number, no legal action will be valid. Therefore, owners must contact the land management authorities to assign a cadastral number to the land.

On the website of the State Geocadastre itself, you can order a certificate, which will contain information about:

  • normative monetary valuation of the plot;
  • registered restriction on the use of the site;
  • subjects of ownership of the land plot.

Another way to check a land plot is through the Unified State Register of Court Decisions. In particular, you will find out:

  • whether the ownership of the land plot was contested;
  • Are there any boundary disputes?
  • whether the plot is under arrest;
  • whether it was transferred into mortgage.

The “Zemlevporyadnyk” website states that you can register ownership or other rights to land through the local ASN or with a notary.

It is important to understand that it is after registration in the state register of real rights to real estate that the relevant right arises, changes, or terminates.

Please note! It is possible to register a right for a plot that has a cadastral number.

That is, without a cadastral number, the plot theoretically exists, but is not in the registers. Therefore, it is impossible to document and actually confirm the existence of the plot, its area, and other data, not to mention the purchase and sale.

The assignment of a cadastral number is free of charge. However, before this, it is necessary to prepare a number of documents, the total cost of which is from 2 to 30 thousand hryvnias.

At the same time, under a similar system, land privatization in Ukraine is free. However, you must pay for the preparation of privatization documents.
