How to search for a plot of land?

Lawyer Maksym Boyarchukov told Channel 24 that there is no resource or service in Ukraine that has the functionality to provide information about vacant land plots in an automatic mode. Therefore, according to him, searching for such information “manually” remains relevant.

The public cadastral map is a component of the technological and software support of the State Land Cadastre, which ensures information interaction between the land cadastre and other information systems. Simply put, it is a web portal that publishes information about lands located within the state border of Ukraine, but even in this resource you will have to search on your own.

The algorithm of actions for searching for a vacant land plot in the Public Cadastral Map is as follows:

  • First, you need to select the region and territory of the settlement where the person wants to find a vacant land plot, while it is worth considering that the smaller the selected search area, the larger the scale of the map display on the monitor will be, which will facilitate the search process.
  • Use the filters tool and in the “Cadastre Layers” section, enable the “Agricultural Land Disposal” filter. This will allow you to find out information about land plots for which work is already underway to transfer them to private ownership, but the process of transferring them is still ongoing.
  • In the “Analytical layers” section, enable filters such as: unregistered territories and conditional coastal protection strip , this is necessary in order to track whether the selected territory belongs to the categories of land for which there are restrictions.
  • After enabling filters, the public cadastral map will display land plots highlighted in color – which will mean that they are not free; and territories not highlighted in color, which will mean that land plots in such territories are unformed, and therefore free; it is among such territories that you need to search .
  • If you are interested in a certain area, it is advisable to highlight it using the “Area” tool , which will allow you to clearly see the approximate location of the future land plot and have an idea of its approximate dimensions.
  • After determining the approximate location of the future land plot, it will not be superfluous to compare it with the data of the Forest and Nature Reserve cadastres .

Another option for conducting a search is to send official requests to the manager of such information, usually a local urban planning and architecture authority, a territorial authority of the State Geocadastre, where, after paying a fee, it is possible to order graphic materials regarding the location of the land plot and information about the presence or absence of an owner.
