Is it possible to sell land without a cadastral number?

It is impossible to sell land without a cadastral number in Ukraine, reports the Land Fund of Ukraine. According to the current legislation of Ukraine, a cadastral number is a unique identifier of a land plot.

This number confirms the existence of a plot in the State Land Cadastre. Without it, the plot is not considered fully registered, and therefore is not subject to any transactions, including purchase and sale, donation, or inheritance.

What is prohibited for the owner:

  • A notary will not execute a purchase and sale agreement, even if you have a state deed or other documents.
  • You will not be able to register ownership in the State Register.
  • The plot cannot be officially donated, exchanged, or contributed to the authorized capital.

How to assign a cadastral number to a plot

  • Order technical documentation on land management.
  • Conduct a survey and determine the exact coordinates of the site.
  • Submit documents to the State Geocadastre for assignment of a cadastral number.
  • Obtain an extract from the State Land Cadastre.

The process of obtaining a number takes from several weeks to several months, depending on the situation, but without it, no transaction will be legal.
