Buying a share is a popular service today, but some people do it thoughtlessly, without considering the possible benefits or risks. However, there are shares that can be bought with benefits and subsequent profit, rather than “negative” income.
What land is profitable?
What kind of land share to buy to benefit from it is discussed in the message of investor Olena Nabatova.
Yes, even if you buy a share of 1.5 hectares, there will be no expected profit. Unless it is a unique piece of land.
The reason is that any land registration costs money. However, the cost of re-registration does not depend on the size of the land plot.
Please note! The cost of re-registration of land is fixed , regardless of the number of hectares.
For example, you buy a plot of land with an area of 10 hectares and pay $500 for re-registration. If you buy a plot of land with an area of 1.5 hectares, you have to pay the same $500 for re-registration. So the decision is individual for each person.
The investor notes that, in her opinion, a share of 2 hectares or more is profitable.
Notary services for documentation will cost between 9,000 and 25,000 hryvnias. For a 2-hectare plot, this can be about 18% of the cost, and for 4 hectares, less than 10%.
Yes, the difference is noticeable even before the start of receiving income and the smaller share “loses” in percentage terms on expenses .
What do you need to know before buying a share?
First of all, the investor advises you to decide what you need the land for. This will help you answer the question about the area.
- If you want to have your own piece of land – any number of hectares, even less than 2, and the issue is resolved.
- If the goal is to make money on the land, benefit from it, and receive money for rent, it is better not to consider options with an area of less than 2 hectares.
In addition, you should choose a plot not only based on area and purpose, you should pay attention to the following factors :
- soil quality and real purpose of the land;
- whether the share is rented out and at what rate;
- who is the tenant – a farmer or a large agricultural holding;
- until what year the contract was concluded;
- reasons for the absence of rent;
- total cost of re-registration.
How much does it cost to rent a share in Ukraine?
As of November 2025, the average rent per hectare ranged from 1 thousand to 13 thousand hryvnias per hectare.
Important! The reason for this unevenness is different regions and the corresponding fertility of the soils.
The “Zemlyak” resource writes that the rental price also depends on the Normative Monetary Assessment (NMO), which is determined not only by the quality of the land, but also by the logistics and security situation in the region.
So, as of mid-2025, the range of prices for renting a hectare of land in Ukraine was as follows:
-
Kyiv – 13 thousand hryvnias per hectare;
-
Ternopil region – 11 thousand hryvnias per hectare;
-
Vinnytsia – 11 thousand hryvnias per hectare;
-
Cherkasy – 9,400 hryvnias per hectare;
-
Khmelnytskyi – 7,200 hryvnias per hectare;
-
Poltava — 6,200 hryvnias per hectare;
-
Dnipropetrovsk region – 6 thousand hryvnias per hectare;
-
Sumy / Mykolaiv – 5 thousand hryvnias per hectare;
-
Odesa – 3,500 hryvnias per hectare;
-
Zhytomyr region – 3,700 hryvnias per hectare;
-
Zaporizhzhia – 2 thousand hryvnias per hectare;
-
Rivne region – 1 thousand hryvnias per hectare.
As we can see, the lowest rents are paid in Zaporizhia and Rivne regions. The latter has low fertility.
As for Zaporizhia, this indicator is solely due to the war . In particular, the occupation of territories, the proximity to the front. The soils of the region are mainly black soil, which contributes to high fertility . However, due to the war, the rental indicator is the lowest in the rating.
What else is known about renting shares in Ukraine?
A land lease agreement can be terminated early. Reasons include violation of terms, non-payment of rent, and use of the land for purposes other than its intended purpose.
And to formalize an inheritance for a share, you need to contact a notary and study the legislation in detail.
It is noted that inheritance on a share is registered almost most often among other land procedures.
