Land prices in Ukraine vary significantly, in particular by region and local fertility. While the most expensive hectare costs over 170,000 hryvnias, there are regions with lower and more moderate prices, starting at 35,000/hectare.
How much does a hectare of land cost in different regions of Ukraine?

The resource published new statistics on the cost of land in Ukraine, taking into account data from March 2026. Thus, during the third month, the highest prices per hectare of land were in the central regions of the country.

The most expensive land is in the following areas:
- Ivano-Frankivsk – 172,495 hryvnia/hectare;
- Kyiv – 161,603 hryvnia/hectare;
- Lviv – 125,491 hryvnia/hectare;
- Ternopil region – 108,845 hryvnias/hectare;
- Transcarpathia – 103,826 hryvnia/hectare.
Interestingly, back in December 2025, 1 hectare of land in Ivano-Frankivsk region cost an average of 442,312 hryvnias.

Instead, they offer to purchase a hectare of land at the lowest price from:
- Kherson region – 35,668 hryvnia/hectare;
- Zaporizhia – 41,842 hryvnia/hectare;
- Sumy – 41,986 hryvnias/hectare;
- Odessa – 43,062 hryvnias/hectare;
- Kharkiv – 46,294 hryvnia/hectare.
Please note! The difference between the marginal cost indicators is 4.8 times. That is, for the money that can be spent on one hectare of land in the Ivano-Frankivsk region, you can similarly buy 5 hectares in the Kherson region.
As noted on the resource, land sales have now fallen 4 times since the start of the full-scale invasion. In 2026, up to 2.5 thousand hectares are being sold per week. Before the war, the sales figure was 10 thousand hectares per week.

Is it profitable to invest in land and how to do it correctly?
For the MC: Money & Career resource, economist, entrepreneur, and founder of the Investment Programs Bureau, Oleksandr Bondarenko, spoke about land as a physical asset.
First of all, it is worth considering that the “buy it – get 15% per annum” scheme does not work on the land market. The expert advises comparing the type of investment in land with investments in real estate.
In the event of war or cataclysms, you will not be able to “take” the land with you. That is, the liquidity and mobility of this asset is limited. At the beginning of the full-scale invasion, many Ukrainians wanted to sell their real estate – apartments, commercial premises, garages, parking lots. But they could not – demand collapsed sharply,
– explained Oleksandr Bondarenko.
He added that buying land as the only type of real estate is unprofitable. However, in situations where a person already has an apartment or other commercial premises, it is possible to purchase hectares. The main goal in this case for a person is to balance the real estate portfolio.
I definitely don't recommend investing all your free money in agricultural land in the expectation of doubling or tripling the price in 5 years – no one will buy it for three times more than you pay now,
– the expert emphasizes.
The economist also said that the real percentage of profit for investors in land is 6-7% per annum in hryvnias. Sometimes they promise 15%, but here it is necessary to take into account the growth rate of land values, as well as the current situation in Ukraine and the risks associated with martial law.
What else do you need to know about land issues?
Before buying a land plot, you need to check the object. It is important to make sure that the land has a cadastral number, compliance with the area, location, and intended purpose. Separately, you need to find information about the owner to make sure that there is no seizure or mortgage on the plot. The Unified State Register of Court Decisions will also help you find out if the plot was disputed.
At the same time, there are buildings that cannot be erected on one's own plot without permits. In a comment for Channel 24, lawyer Iryna Honcharenko explained that ” the installation of fences (fences) on personal plots, summer cottages and garden plots does not require the issuance of permits, but their construction must comply with the requirements of building codes .” And capital structures that do not correspond to the purpose of the plot cannot be built without a permit. For example, residential, summer cottages, private and apartment buildings.
